Marbella villa with pool — a key driver of operating costs
The Survey
We surveyed 42 property owners across six Marbella zones — from La Zagaleta to the New Golden Mile — collecting data on annual operating costs for the 2025 calendar year. The results challenge several common assumptions about the cost of owning a luxury home on the Costa del Sol.
IBI (Property Tax)
IBI rates vary less than expected: from 0.42% of catastral value in La Zagaleta to 0.76% in Sierra Blanca. However, because catastral valuations lag market values by 40-60%, the effective IBI as a percentage of market value is remarkably consistent — between 0.25% and 0.35% across all zones.
Energy
Annual energy costs range from 2,800 euros for a well-insulated 300m² apartment to 18,400 euros for a poorly insulated 900m² villa with heated pool. The most significant variable is not size — it is insulation quality and pool heating method. Heat pump pool heating costs 40% less than gas boilers for the same water temperature.
The purchase price is the down payment. The operating cost is the mortgage.
